Conditions or Reasons for Planning Application - SB/08/00432
Conditions or Reasons:
1) The proposed development by virtue of its size, siting, design and proposed appearance, would appear as an incongruous and unduly prominent feature within the streetscene and as such have an adverse affect on the character and appearance of the streetscene in a prominent corner location. The proposal is therefore contrary to the principles of good design set out in national guidance within Planning Policy Statement 1 "Delivering Sustainable Development", Planning Policy Statement 3 "Housing" and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development, because of its size, bulk, and siting, would have an unduly overbearing impact on the adjacent property, number 32 Buttercup Close, detrimental to the residential amenity of the occupiers. The proposal is therefore contrary to Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
3) The applicant has not included adequate provision within the site for parking and manoeuvring of vehicles clear of the highway. The development if permitted would therefore be likely to lead to additional on-street parking and to vehicles reversing onto or off of the highway to the detriment of public and highway safety and contrary to Policy H2 of the South Bedfordshire Local Plan Review.
