Conditions or Reasons for Planning Application - CB/14/02548/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out in addition to that described in Certificate of Lawfulness reference CB/11/03839/LDCP; CB/11/03837/LDCP or CB/13/0333/GPDE. Notwithstanding Schedule 2, Part 1, Class A (the enlargement, improvement or alteration), B (addition or alteration to roof), C (any other alteration to the roof of the dwellinghouse), D (erection of porch) and E (outbuildings) of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order with or without modification) no works shall be commenced for the extension or material alteration of Winnington House or the erection of any building/ structure within its curtilage without the specific grant of planning permission.

Reason: To protect the openness and visual amenities of the Green Belt
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans: Ordnance survey 1:1250 plan; P1.0-option 1(proposed ground floor plan & rear elevation); P1.1(proposed first floor plan & rear elevation); P10.1(proposed block plan); P1.2(proposed roof plan & side elevation); E1.2(existing roof plan); E1.1(existing first floor plan & rear elevation); E1.0(existing ground floor plans & front elevation).

Reason: To identify the approved plan/s and to avoid doubt.
