Conditions or Reasons:
1) The proposed annex by reason of its excessive size, unsympathetic design and siting would result in an undesirable and unacceptable form of development which will negatively impact on the host dwelling and appearance of the area. The proposed annex would not be subservient to the existing dwelling and is tantamount to a new dwelling contrary to the provisions of the technical Design Guide for Central Bedfordshire 2014 (DS4: Residential Alterations and extensions) and will be contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and Policy 43 of the emerging Development Strategy for Central Bedfordshire.
2) The proposed two storey 'annex' by reason of its excessive size, unsympathetic design and siting would result in an undesirable and unacceptable form of development which would have an adverse overbearing impact on the occupiers of no 94A Clophill Road and would adversely affect the light and outlook that the occupants of this property might reasonably expect to enjoy to the detriment of their residential amenity. It would be contrary to the provisions of the technical Design Guide for Central Bedfordshire 2014 (DS4: Residential Alterations and extensions) and will be contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009) and Policy 43 of the emerging Development Strategy for Central Bedfordshire.
