Conditions or Reasons for Planning Application - SB/08/00451
Conditions or Reasons:
1) The proposed first floor rear extension would, because of its size, bulk, and siting, have an unduly overbearing impact on the adjacent property, numbers 179 and 183 Luton Road, detrimental to the residential amenities of the occupiers. Furthermore the positioning of windows in the first floor of the existing east and west facing elevations, would result in an unacceptable level of overlooking and associated loss of privacy to adjacent properties and be harmful to the residential amenity of the occupiers of those properties. The proposal is therefore contrary to the principles of good design set out in national guidance in Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
