Conditions or Reasons for Planning Application - CB/14/02728/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials as described on plan no L-02 rev A and the revised planning application form (Q10 materials).

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality in accordance with policies CS14 and DM3 of the Core Strategy and Development Management Policies (2009).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the northern and southern flank elevations of the proposed extension.
Reason: To protect the amenity of neighbouring residents.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers L-01, L-02 rev A.

Reason: To identify the approved plan/s and to avoid doubt.
