Conditions or Reasons for Planning Application - CB/14/02879/LB

Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The existing granary is to be conserved, repaired and converted in situ and shall be incorporated within the newly built annexe, rather than being dismantled in total, so as to retain and preserve historic surviving structure and fabric. Detailed drawings clearly showing -
i) the retained 6 brick piers;
ii) the retained weatherboarding (re-using sound boarding);
iii) the retained door; position of proposed new rear windows;
iv) the retained floor & levels to include the step over the floor/ sole plate & the relationship to the new floor level of the annex;
v) the new roof structure, to be placed to overlay the retained historic roof structure & all materials of construction (including insulation & interior wall finishes)

are to be submitted to the Local Planning Authority and no development shall commence until the above details have been agreed in writing. The development shall accord with the approved details and shall be retained thereafter.

Reason: To protect the character and integrity of the Listed Building in accordance with Policy DM13 of the Core Strategy and Development Management Policies Document and the NPPF.

3) No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality in accordance with Policy DM3 of the Core Strategy and Development Management Policies Document.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number A1 1 of 4, A1 2 of 4, A1 3 of 4, A1 4 of 4

Reason: To identify the approved plan/s and to avoid doubt.
