Conditions or Reasons for Planning Application - CB/14/02983/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The two bedroom annex building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the principle dwelling house known as Derenda, 14 West Street, Leighton Buzzard and it shall not be occupied as a separate independent dwelling or for any other purpose.

Reason: In order to ensure that no separate residential use commences which would be inappropriate in highway terms given its location, means of access and parking provision.
(Policies T10 S.B.L.P.R and 27 & 43 D.S.C.B).
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 131021/11/11, 131021/11/12, A101 & A104.

Reason: To identify the approved plans and to avoid doubt.
