Conditions or Reasons for Planning Application - CB/14/03053/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external brickwork shall match as closely as possible that of the existing house whilst the timber cladding shall be of a light brown finish.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials, in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation.

Reason; To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users (Policy DM3 CSDMP).
4) The garage shall be constructed with a door of a type that does not protrude from the front of the garage whilst being opened. The door shall thereafter be permanently retained on site, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that adequate provision is made for the parking of a vehicle clear of the highway, in the interests of public safety (Policy DM3 CSDMP).
5) The new first floor side window in the existing dwelling shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) is installed.

Reason: To safeguard the privacy of occupiers of adjoining properties

6) No windows or other openings shall be formed in the side elevation of the extension unless otherwise approved in writing by the Local Planning Authority.

Reason: To safeguard the amenities of occupiers of adjoining properties (Policy DM3 CSDMP)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers P01A, P03B

Reason: To identify the approved plan/s and to avoid doubt.
