Conditions or Reasons:
1) The amended fence line of the property adjoining Grasmere Way has enclosed an area of open amenity land which formerly made a positive contribution to the visual amenity of the area in this prominent head of cul-de-sac location. The erection of a 2.2 metre high close boarded fence immediately adjoining the back of the footpath has created a harsh visual edge to the property and combined with the loss of this open land is detrimental to the appearance of the area which is characterised by an open plan softened built form. The proposal is therefore contrary to Policies BE8 and R12 of the South Bedfordshire Local Plan Review, Policy 40 of the emerging Development Strategy for Central Bedfordshire and the National Planning Policy Framework.
