Conditions or Reasons for Planning Application - SB/08/00503
Conditions or Reasons:
1) The proposed development would, because of its layout, scale and poor design, be visually obtrusive and overbearing, harmful to the character and appearance of the local surroundings and would be detrimental to the amenities of the adjoining property occupiers, in particular those at number 39 Miles Avenue. The proposal would, therefore, be contrary to the principles of good design set out within national guidance in Planning Policy Statement 1 'Delivering Sustainable Development', Planning Policy Statement 3 'Housing' and to Policy ENV 7 of the East of England Plan and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policy BE8 of the South Bedfordshire Local Plan Review.
