Conditions or Reasons for Planning Application - CB/14/03206/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.
Reason: To ensure that the development/work is in keeping with the existing building.
3) No development shall take place until drawings of all new and proposed replacement windows and doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes has been submitted to and approved in writing by the Local Planning Authority. Details provided shall clearly show a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, the depth of the reveal and arch and sill details. The development shall be carried out only in accordance with the approved details.
Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area. (Policies 43 and 45, DSCB)
4) No development shall take place, until a schedule of works detailing all proposed repairs, re-instatement and making good to the fabric of the building has been submitted to and approved in writing by the Local Planning Authority. The development shall only be carried out only in accordance with the approved schedule of works. Details shall include a full and detailed specification of all materials to be used in the works.
Reason: To ensure that the special historical and architectural interest and integrity of the building is conserved and maintained.
5) Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] unless otherwise agreed with the Local Planning Authority and shall be retained thereafter.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building.
7) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the vehicle parking accommodation on the site shall not be used for any purpose, other than as vehicle parking accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users
8) The first floor accommodation hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 'The White House' no. 2 Church Lane, Flitton and for no other purpose including business, commercial or industrial purposes.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit and to prevent the building from being used for commercial purposes to the detriment of the locality
9) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: Site location plan; BURG/30P/SK(A)14A; BURG/20P/SK(A)14; BURG/10P/SK(A)14; BURG/02E/SK(A)14

Reason: To identify the approved plan/s and to avoid doubt.
