Conditions or Reasons for Planning Application - CB/14/03215/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until details of the junction of the proposed vehicular access with the highway have been submitted to and approved in writing by the Local Planning Authority and the extended dwelling/additional bedroom shall not be occupied or brought into use until the junction has been constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.

3) Notwithstanding the provisions of the Town and County Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purposes, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purposes.

Reason: To retain off street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.
4) The driveway length in front of the garage shall be at least 6.0m as measured form the garage doors to the highway boundary.

Reason: To ensure that parked vehicles do not adversely affect the safety and convenience of road users by overhanging the adjoining public highway.
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) The first floor window in the south east facing elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times. No further windows or other openings shall be formed in the first floor south east facing elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties

7) This consent relates only to the details shown on the submitted plans, numbers Se2918, SE2918/1/A and Se2918/3/A.

Reason: To identify the approved plan/s and to avoid doubt.
