| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & BE6 S.B.L.P.R and Policy 43 D.S.C.B) |

Prior to development, a protective barrier fencing shall be erected at a distance of 4m east of the nearest Scots Pine tree to the new building, with the fence positioned to run from the northern boundary, through to the northern gable wall of the main house. The barrier fence shall be constructed of a vertical and horizontal framework, well braced to resist impact, constructed at a height of 2m above ground level, and fitted with welded mesh infill panels, or a similar configuration, that will adequately exclude all construction operations and material storage from encroachment into the 4m radius Root Protection Area of the Scots Pine trees throughout the full course of this development work.
Reason: To create a construction exclusion zone around the Root Protection Area of the group of three Scots Pine trees to prevent incurring root damage to these specimens and to ensure their future good health and stability. (Policies BE8 & BE6 S.B.L.P.R and Policy 43 D.S.C.B). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [mp.256754, mp.24554, mma.477, mp.254554, CBC/001].
Reason: To identify the approved plans and to avoid doubt. |
