| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, and prior to the commencement of development on site, a full selection of external material samples, including rainwater goods proposed to be installed, and brick to be used in the reinstatement of the front boundary wall hereby approved, shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To control the appearance of the building and boundary wall in the interests of the visual amenities of the locality. (Policies BE8 and H8 S.B.L.P.R and Policies 43 and 45 D.S.C.B) |

Notwithstanding the details submitted with the application, and prior to the commencement of development on site, a full external finishes Schedule, including colourings expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Notwithstanding the details submitted with the application, and prior to the commencement of development on site, drawn constructional detail at a scale between 1:10 and 1:20 as appropriate, and in elevation and section, showing the method of the forming of the dentil ('dental') brick course detail hereby approved, shall be submitted to and approved in writing by the Local Planning Authority, and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policies BE8 and H8 S.B.L.P.R and Policies 43 and 45 D.S.C.B) |

Notwithstanding the details submitted with the application, and prior to the commencement of development on site, full details of the proposed reinstatement of the front boundary walling, as shown on submitted Drawings 14-003-PL02 Rev.D and 14-003-PL103 Rev.B, and including details of brick bond, mortar mix and mortar joint profile, shall be submitted to and approved in writing by the Local Planning Authority, and the approved development shall be undertaken thereafter strictly in accordance with the approved details, and shall be maintained as such thereafter to the full satisfaction of the Local Planning Authority. Reason: To control the appearance of the boundary wall in the interests of the visual amenities of the locality. (Policies BE8 and H8 S.B.L.P.R and Policies 43 and 45 D.S.C.B) |

Notwithstanding the details submitted with the application, and prior to the commencement of development on site full Manufacturer's details of all new windows and external doors proposed to be installed in the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policies BE8 and H8 S.B.L.P.R and Policies 43 and 45 D.S.C.B) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers [14-003-PL001, 14-003-PL101 Rev D, 14-003-SLP01, 14-003-PL102 Rev D, 14-003-PL002, 14-003-SLP02, 14-003-PL103 Rev B, 14-003-PL003].
