Conditions or Reasons for Planning Application - CB/14/03340/FULL
Conditions or Reasons:
1) The proposed development for a part two-storey part single-storey side and rear extension would, because of its design, size, bulk, siting and prominence, be out of character with the existing dwelling and other similar properties in the street and would be harmful to the visual amenities of the street scene in Lockhart Close where this is a general character of spaciousness. The proposal would also be considered to be overbearing and lead to an unacceptable loss of privacy to the neighbouring dwelling to the north-west in Lockhart Close and would lead to an unacceptable loss of privacy to the rear garden areas of the neighbouring dwellings to the north-east in London Road. The proposals are therefore contrary to the principles of good design as set out within the National Planning Policy Framework and Policies H8 & BE8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Council's Supplementary Guidance Design Guide - Design Supplement 7: Residential Alterations and Extensions 2014.
