Conditions or Reasons:
1) The proposed dwelling would, by reason of its scale, siting and design, result in an obtrusive, incongruous, overbearing and generally cramped form of development that would fail to respect and enhance the character of the surrounding area and would detract from the amenity of neighbouring occupiers and the surrounding area generally. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
