Conditions or Reasons:
1) The proposed garage by reason of its large size and location in relation to the plot and host dwelling, being in a visually prominent location in the Flitton Conservation Area, will be harmful to the character of the street scene and the character of the Conservation Area. This will be in conflict with section 12 of the NPPF, planning policies DM3, DM13 and CS15 in the Core Strategy and Development Management Planning Document dated 2009 and policies 43 and 45 in the Emerging Development Strategy for Central Bedfordshire dated 2013.
