Conditions or Reasons:
1) The proposal would result in the enclosure of an area of open amenity land which makes a positive contribution to the visual amenity of the area in this prominent end of cul-de-sac location. The erection of a 1.8 metre high close boarded fence immediately adjoining the back of the footpath would create a harsh visual edge to the property and combined with the loss of this open land would be detrimental to the appearance of the area which is characterised by high density development whereby grass amenity areas are crucial to the break in built form and softening of the environment. The proposal is therefore contrary to Policies BE8 and R12 of the South Bedfordshire Local Plan Review, Policy 40 of the emerging Development Strategy for Central Bedfordshire and the National Planning Policy Framework.
