Conditions or Reasons:
1) The proposed development would, because of its unsympathetic design, appear ungainly and be out of character with the existing dwelling and the surrounding Conservation Area and would thus be harmful to the visual amenities of the Conservation Area. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies H8 and BE8 of the South Bedfordshire Local Plan Review, Policies 43 and 45 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
