Conditions or Reasons:
1) The proposed conversion and use of the existing double garage as a one bedroom annexe for number 38 High Street will by reason of its large size, bulk and siting at the end of the rear garden to number 38 High Street and immediately adjacent to 1 The Balcony, appear as a separate and independent dwelling rather than an ancillary and subservient annexe to number 38 High Street. There will be a lack of amenity area about both number 38 High Street and the proposed annexe and combined with the loss of parking from within the existing garage and the activity created by the new use, this will give rise to a more cramped and overdeveloped appearance to the detriment of the character of the site and the visual amenities of the wider area. This will be in conflict with planning policy DM3 of the Core Strategy and Development Management Planning Document dated 2009 and policy 43 of the submitted Development Strategy for Central Bedfordshire dated 2014.
