Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal would therefore be harmful to the visual amenities of the area contrary to the principles of good design set out in Policies BE8 and H2 of the South Bedfordshire Local Plan Review, 43 of the Emerging Development Strategy for Central Bedfordshire, the Central Bedfordshire Design Guide: A Guide for Development (2014) and national advice within the National Planning Policy Framework.
2) The proposed development would, because of its size and massing, siting and incongruous design, be out of character with the existing dwelling and other similar properties in the street, harmful to the visual amenities of the street scene. The proposal is therefore contrary to Policies BE8 and H2 of the South Bedfordshire Local Plan Review, 43 of the Emerging Development Strategy for Central Bedfordshire, the Central Bedfordshire Design Guide: A Guide for Development (2014) and national advice within the National Planning Policy Framework.
3) Due to its overall scale,massing, bulk and siting in close proximity to Number 3 Greenhill Road, the proposed bungalow would appear overbearing and hence harmful to residential amenity through loss of light and outlook thereby conflicting with the principles of good design set out in Policies BE8 and H2 of the South Bedfordshire Local Plan Review, 43 of the Emerging Development Strategy for Central Bedfordshire, the Central Bedfordshire Design Guide: A Guide for Development (2014) and national advice within the National Planning Policy Framework.
