Conditions or Reasons for Planning Application - CB/14/03700/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no development shall take place until details of the materials to be used for the external windows, doors, walls, rainwater goods (which shall be black painted cast iron or aluminium) and roofs of the proposed building have been submitted to and approved in writing by the Local Planning Authority. The development work shall be carried out only in accordance with the approved details.

Reason: To ensure that the special architectural and historic interest of the setting of the Listed building and the character and appearance of the Conservation Area is properly maintained and in accordance with good conservation practice, Chapter 12 of the National Planning Policy Framework and policies 43 and 45 of the Development Strategy for Central Bedfordshire dated 2013.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01/09, 02/09, 03/09 and 04/09 and letter dated 18/11/2014.
Reason: To identify the approved plan/s and to avoid doubt.
