Conditions or Reasons:
1) The proposed development would result in the loss of an area of open landscaped land that serves to soften the visual appearance of the area. The loss of this land would be to the detriment of the character and visual amenity of the locality. The proposal is therefore contrary to Policies BE8 and R12 of the South Bedfordshire Local Plan Review and national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development'.
