Conditions or Reasons:
1) The proposed garage would, because of its mass, height, unsympathetic siting to the front of the property and impact on adjoining hedging, appear unacceptably dominant and intrusive within the streetscene and would thus be harmful to the visual amenities of the streetscene and the designated Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value. It would therefore be contrary to the principles of good design as set out in the National Planning Policy Framework, Policies BE8 and NE3 of the South Bedfordshire Local Plan Review, Policies 43, 58 and 59 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
