| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until samples of the materials, including rainwater goods, brick and stone cill and parapet coping to be used in the construction of the extension hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the listed building in the interests of the visual amenities of the locality and Conservation Area. (Policies BE8 SBLPR and 43 and 45, DSCB) |

Before development commences and notwithstanding the details submitted with the application, manufacturers product details and drawn detail at an appropriate scale between 1:10 and 1:20 in plan, elevation and section, showing all new external doors and replacement windows to be installed, including the rooflight hereby approved and including constructional details showing cills, window and doorheads and the relationship of the window and door installations to the external envelope of the building, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall thereafter be implemented strictly in accordance with the approved details.

Notwithstanding the details submitted with the application, and prior to the commencement of development on site, a full external finishes Schedule, including colourings expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 06122-100 Rev A, 06122-101, 06122-102, 06122-103 Rev A & 06122-104.
Reason: To identify the approved plans and to avoid doubt. |
