Conditions or Reasons for Planning Application - CB/14/04077/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the replacement parking provision on the site shall not be used for any purposes, other than as parking provision, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.
4) Before commencement of the extensions/alterations to the dwelling, the replacement parking of two spaces measuring 2.5m x 5.0m each and access thereto shall be constructed in accordance wit the approved plan. (see Notes to Applicant).

Reason: To provide replacement vehicular parking and access prior to it being removed by the proposal.
5) The proposed vehicular parking shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a distance of 5.0m in the site, measured from the highway boundary, before the development is brought into use. Arrangements shall be made for surface water drainage for the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water for the site into the highway so as to safeguard the interest of highway safety.
6) Before the new access/parking is first brought into use, any existing access within the frontage of the existing garage and north of the proposed replacement parking provision on the site shall not be incorporated in the access hereby approved shall be closed in a manner to the Local Planning Authority's written approval.

Reason: In the interest of road safety and to avoid the obstruction of manoeuvring domestic and service vehicles using the opposite turning head.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC01, 2259/L01/2/C, 2259Pl01/3/C and 2259Pl01/1C
Reason: To identify the approved plan/s and to avoid doubt.
