Conditions or Reasons for Planning Application - SB/08/00606
Conditions or Reasons:
1) The development shall begin not later than five years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows, dormer windows or rooflights shall be inserted within the north facing flank elevation or roofslope of the property.
REASON: To protect the amenity of neighbouring residents.
(Policy H8 S.B.L.P.R).
4) Details of a screen fence to be erected in the position shown on Drawing No. ME/TP/2N2-03 Rev. B shall be submitted to and approved in writing by the District Planning Authority and the screen fence as approved shall be erected before the development is first occupied or brought into use and thereafter retained.
REASON: To ensure that privacy is adequately maintained.

5) This permission relates only to the details shown on the Site Location Plan received 04/06/08 and Drawing nos. ME/TP/2112-03 Revision B and ME/TP/2112-04 Revision A, received 07/08/2008 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
