Conditions or Reasons for Planning Application - CB/14/04265/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall only be used as an annex to the dwelling known as 12 High Street, Eaton Bray and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit to protect the character of the area and the amenity of neighbouring occupiers.

3) Notwithstanding the details submitted with the application, the new annex building hereby approved shall have a complete cladding of timber weatherboard of traditional sectional dimensions, finished in a black stain or paint, shall have timber windows, shall have black painted cast aluminium rainwater goods and shall have a roof cover of slate tile.

Reason: To protect the visual amenities and historical significance of the Conservation Area.

4) Notwithstanding the details submitted with the application, no development shall take place until drawn details in elevation and section at an appropriate scale between 1:10 and 1:20 showing the method of forming of the roof ridge have been submitted to and approved in writing by the Local Planning Authority. The development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To protect the visual amenities and historical significance of the Conservation Area.

5) No development shall take place until samples of the following materials to be used in the construction of the development hereby permitted: roof slate, ridge tile, weatherboard cladding section supplied in final paint or stain finish and rainwater goods sample supplied in final paint finish have been made available on site for inspection and agreed in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To protect the visual amenities and historical significance of the Conservation Area.

6) No development shall take place until a full external finishes Schedule, including colourings expressed as RAL nos. or demonstrated by colour swatches, has been submitted to and agreed in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To protect the visual amenities and historical significance of the Conservation Area.

7) No development shall take place until drawn details in plan, elevation and section, at an appropriate scale between 1:1 and 1:20, showing all windows and external doors proposed to be installed as part of the development hereby approved and including detail showing the relationship of window and door installations to the outside face of the external walls have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.

Reason: To protect the visual amenities and historical significance of the Conservation Area.

8) The window in the rear elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the rear elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties

9) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003, CBC/004, CBC/005.

Reason: To identify the approved plans and to avoid doubt.
