Conditions or Reasons for Planning Application - CB/14/04351/FULL
Conditions or Reasons:
1) The house is to be of a very modern and angular design that will appear as being out of keeping with the character of the bungalow and cottage on either side of the site having an adverse impact on the character of the street scene. The erection of the proposed house on a site of such restricted size will further result in overdevelopment of the site having a cramped appearance to the detriment of the visual amenities of the immediate locality and the character of the wider street scene. This will be in conflict with planning policy DM3 in the Core Strategy and Development Management Planning Document dated 2009 and policy 43 in the Submitted Development Strategy for Central Bedfordshire dated 2014.
2) The proposed dwelling by reason of its excessive bulk, unsatisfactory design and siting to the south of 11 Chapel Road and to the west of the detached cottage to the east at number 3 The Thinnings, will result in a harmful loss of amenity by way of overlooking, loss of light and outlook as well as general disturbance to the occupiers of these properties. This will be in conflict with planning policy DM3 in the Core Strategy and Development Management Planning Document dated 2009 and policy 43 in the Submitted Development Strategy for Central Bedfordshire dated 2014.
