| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place, notwithstanding the details submitted with the application, until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policies BE8 S.B.L.P.R and 43, D.S.C.B) |

No building shall be occupied until the junction of the proposed vehicular access within the highway has been constructed in accordance with the approved details shown on drawing number WPD -051 -14-2A.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policies T10 S.B.L.P.R and 27 & 43, D.S.C.B) |

No development shall take place until a written scheme of archaeological investigation; that adopts a staged approach and includes post excavation analysis and publication, has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved archaeological scheme.
Reason: To record and advance understanding of the heritage assets with archaeological interest which will be unavoidably affected as a consequence of the development. (Policy 45, DCSB) |

A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the building is occupied and be thereafter retained.
Reason: To safeguard the appearance of the completed development and the visual amenities of the locality. (Policies BE8 S.B.L.P.R and 43, D.S.C.B) |

The residential curtilage of the proposed dwellinghouse is defined only by the extent of the red outline shown on approved drawing No. WPD-051-14-2A.
Reason: To limit the extent of the residentially used land having regard to the rural Green Belt location of the site and the need to protect the visual amenities and openness of the Green Belt. (Policies BE8 S.B.L.P.R and 36 & 43 D.S.C.B). |

Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no extensions to the building hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the external appearance of the building in the interests of the amenities of the area and to protect the openness of the Green Belt. (Policies BE8 S.B.L.P.R and 36 & 43 D.S.C.B). |

Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the external appearance of the building in the interests of the amenities of the area and to protect the openness of the Green Belt. (Policies BE8 S.B.L.P.R and 36 & 43 D.S.C.B). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers WPD-051-14-1, WPD-051-14-2A & WPD-051-14-3A.
Reason: To identify the approved plan/s and to avoid doubt. |
