Conditions or Reasons for Planning Application - CB/14/04403/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, the new patio door installation hereby approved shall be of painted timber, shall be of single-glazed and shall incorporate a structural (i.e. not applied) glazing bar framework and shall be maintained as such thereafter to the full satisfaction of the Local Planning Authority.

Reason: In the interests of retaining the historical significance and architectural integrity of the Grade II Listed Building.

3) Notwithstanding the details submitted with the application, the final glazing and protection, as appropriate, of the newly exposed historic window openings (identified as West Elevation features W19 Window 19 and W20 Window 20 on submitted Drwg. No. 13487/02/Rev.B) shall be agreed in writing by the Local Planning Authority prior to installation and the approved work shall be implemented thereafter strictly in accordance with the approved details.

Reason: In the interests of retaining the historical significance and architectural integrity of the Grade II Listed Building.

4) Notwithstanding the details submitted with the application, the additional investigative work of 'opening-up' hereby approved shall be fully reported in writing to the Local Planning Authority prior to Local Planning Authority written agreement of further remedial work, as appropriate, and any further work of investigative 'opening-up' shall not be undertaken on site without the prior written agreement of the Local Planning Authority.

Reason: In the interests of retaining the historical significance and architectural integrity of the Grade II Listed Building.

5) Notwithstanding the details submitted with the application, the method of the incorporation (by traditional joinery method or otherwise) of the proposed new West Elevation sole plate, as indicated on submitted Drwg. No. 13487/02/Rev.B. shall be submitted to and approved in writing by the Local Planning Authority. The approved work shall be implemented thereafter strictly in accordance with the approved details.

Reason: In the interests of retaining the historical significance and architectural integrity of the Grade II Listed Building.

6) Notwithstanding the details submitted with the application, the profiled reproduction timber window mullions and staves proposed to be reinstated in the newly exposed historic window openings identified as West Elevation features W19 (Window 19) and W20 (Window 20) on submitted Drwg. No. 13487/02/Rev.B, shall be made available for inspection on site and agreed in writing by the Local Planning Authority prior to installation.

Reason: In the interests of retaining the historical significance and architectural integrity of the Grade II Listed Building.

7) Notwithstanding the details submitted with the application, written details of the mortar and render mixes proposed to be used in the remedial work hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved work shall be implemented thereafter strictly in accordance with the approved details.

Reason: In the interests of retaining the historical significance and architectural integrity of the Grade II Listed Building.

8) This consent relates only to the details shown on the submitted plans, numbers 13487/01 Rev B, 13487/02 Rev B, 13487/03 Rev B, 13487/05.

Reason: To identify the approved plans and to avoid doubt.
