| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until samples of the facing brick, roof tile, ridge tile and rainwater goods to be used in the construction of the external surfaces of the development hereby permitted have been provided on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities and historical significance of the Conservation Area. (Policies BE8 & H8, SBLPR and Policies 43 & 45, DSCB) |

No development shall take place until a full external finishes Schedule, including colourings expressed as RAL nos. or demonstrated by colour swatches, have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

No development shall take place until drawn details in plan, elevation and section, at an appropriate scale between 1:1 and 1:20, showing all windows and external doors proposed to be installed as part of the development hereby approved, including the frontage dormer hereby approved, and including detail showing the relationship of window and door installations to the outside face of the external walls, have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out only in accordance with the approved details.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2739-01, 2739-02, CBC/001, CBC/002.
Reason: To identify the approved plans and to avoid doubt. |
