Conditions or Reasons for Planning Application - CB/14/04628/FULL
Conditions or Reasons:
1) The site is too restricted to allow a satisfactory form of development to be carried out and would allow insufficient space about the building for adequate parking provision, facilities and amenity for the enjoyment of future occupants. The proposal is therefore contrary to the principles of good design set out in the National Planning Policy Framework, Policies BE8 & H9 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
2) The proposed development would result in the loss of off-street parking, the unmet need for further parking and if permitted would therefore lead to an increase in on-street parking in an area where it is acknowledged that parking problems exist, thereby resulting in an increase in traffic congestion and additional hazards for highway users and therefore contrary to policy T10 of the South Bedfordshire Local Plan Review, policies 27 & 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide: Section 1 (Parking Standards).
