| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details. Reason: To ensure that the development/work is in keeping with the existing building. |

No development shall take place until drawings of all new and proposed replacement windows and doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes has been submitted to and approved in writing by the Local Planning Authority. Details provided shall clearly show a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, the depth of the reveal and arch and sill details. The development shall be carried out only in accordance with the approved details. Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the area. (Policies 43 and 45, DSCB) |

Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter. Reason: To safeguard the special architectural and historic interest of this statutorily listed building. (Policy 45, DSCB) |

No development shall commence until details of the junction of the widened vehicular access with the highway have been approved by the Local Planning Authority and no new development shall be brought in to use until the junction has been constructed in accordance with the approved details. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. |

Visibility splays shall be provided at the junction of the widened access with the public highway before the development is brought into use. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the access from its junction with the channel of the public highway and 43m measured from the centre line of the proposed access along the line of the channel of the public highway. The required vision splays shall, on land in the applicant's control, be kept free of any obstruction.
Reason: To provide adequate visibility between the existing highway and the proposed widened access and to make the access safe and convenient for the traffic which is likely to use it. |
7)
Prior to the occupation of the premises, a scheme for the parking of vehicles on the site shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall comply with the standards of the District Planning Authority and shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
Reason:To ensure provision for car parking clear of the public highway. |

The development shall not be brought into use until a turning space for service vehicles has been constructed within the curtilage of the site in a manner to be approved in writing by the Local Planning Authority.
Reason:To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2814-L1B; 2814-L4B; 2814-P1C; 2814-P2; 2814-P5B; 2814-P7A; 2814 P12 E
Reason: To identify the approved plan/s and to avoid doubt. |
