Conditions or Reasons for Planning Application - CB/14/04785/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to the commencement of development, including demolition, the Tree Protection Fencing and Ground Protection shall be installed in the positions, and to the specifications, as shown on the "Tree and Ground Protection Plan", as prepared by Steve Jowers Associates Ltd, dated 08.12.2014, drawing number SJA2237.03.0. and be fully compliant with Sections 2, 3, 4, 5, 6, 8 and 9 of the supporting document "Appendix 4 - Arboricultural Method Statement for Tree Protection " as prepared by Steve Jowers Associates Ltd. (Ref No. SJA237.100.0).

REASON: To ensure that a satisfactory standard of tree protection is secured in order to maintain the integrity of the rooting medium, and health of the rooting system, of retained trees in the interests of safeguarding visual amenity and landscape character.
3) The development hereby approved that be undertaken in strict accordance with Section 7 of the supporting document "Appendix 4 - Arboricultural Method Statement for Tree Protection" as prepared by Steve Jowers Associates Ltd. (Ref No. SJA237.100.0).

REASON: To ensure that arboricultural guidance on tree protection requirements and conditions is maintained at key points throughout the course of demolition and development, in the interests of securing the required tree protection measures.
4) Both prior to and during the course of development works, all arboricultural methodology, tree work, no-dig construction, and all other recommendations, as outlined in the supporting document "Appendix 4 Arboricultural Method Statement for Tree Protection" as prepared by Steve Jowers Associates Ltd. (Ref No. SJA237.100.0) shall be fully implemented in strict accordance with this document.

REASON: To ensure a satisfactory compliance with the recommended arboricultural protection measures in respect of all working and construction requirements and procedures, in order to guard against tree root, rooting medium and canopy damage. so as to ensure the health, stability and visual amenity of the retained trees.
5) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

6) The garage hereby permitted shall be kept available for the parking of motor vehicles at all times. The garage shall be used solely for the benefit of the occupants of the dwelling of which it forms part and their visitors and for no other purpose and permanently retained as such thereafter.

Reason: To protect the openness and visual amenities of the Green Belt
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 14012(D)099 existing block plan; 14012(D)100 existing site survey; 14012(D)124 roof plan in context; 14012(D)123 proposed roof plan; 14012(D)104 existing roof plan; 14012(D)120 proposed ground floor; 14012(D)121 proposed first floor; 14012(D)122 proposed second floor; 14012(D)102 existing ground floor plan; 14012(D)103 existing first floor plan; 14012(D)125 proposed elevations front & rear; 14012(D)126 proposed elevations garage and side; 14012(D)105 existing front & rear elevations; 14012(D)106 existing side elevations; 14012(D)107 existing garage elevations; 14012(D)130 proposed garage plans & elevations; Arboricultural Survey Assessment & plans.

Reason: To identify the approved plan/s and to avoid doubt.
