Conditions or Reasons for Planning Application - SB/08/00663
Conditions or Reasons:
1) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings and out of character with the surrounding area. The proposal is therefore contrary to the principles of good design as set out in national guidance within Planning Policy Statement 1, 'Delivering Sustainable Development' and to Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size and layout result in additional overlooking and loss of privacy and loss of outlook to the occupiers of the adjoining property occupiers. The proposed development would therefore be detrimental to the amenity of the adjoining property occupiers in particular those at number 60A Garden Leys and 119 Stanbridge Road. The proposal would, thereby, be contrary to the principles of good design set out within national guidance in Planning Policy Statement 1 'Delivering Sustainable Development', Planning Policy Statement 3 'Housing' and to Policy ENV 7 of the East of England Plan and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
