| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until details of the proposed foundations have been submitted to and approved in writing by the Local Planning Authority to include the layout, with positions, dimensions and levels, of service trenches, ditches, drains and other excavations on site, insofar as they may affect trees and hedgerows on or adjoining the site. The foundations shall be constructed in accordance with the approved details.
Reason: To ensure the protection of the root systems and rooting medium associated with the trees and hedgerows to be retained. |

No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of substantial protective fencing for the protection of any retained trees, has been submitted to and approved in writing by the Local Planning Authority. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.
Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policy 43, DSCB) |

The first floor window ensuite window in the side (south facing) elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers GD/14/0001A site plan; GD/14/0010 B proposed ground floor plans; GD/14/0003A proposed first floor plans; GD/14/0004A roof plan; site location plan; GD/14/0007 existing elevations; GD/14/0005 proposed elevations; GD/14/0006 existing floor plans; GD/14/0009 proposed front entrance; GD/14/0012 foundation plan; GD/14/000 sections.
Reason: To identify the approved plan/s and to avoid doubt. |
