Conditions or Reasons for Planning Application - CB/15/00009/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies 2009)
3) Notwithstanding the details provided on the plans hereby approved the proposed window openings within the roof slope on the east elevation shall be first installed with obscure glazing only up to a height of 1.7 metres and for any opening to be at least 1.7 metres above the internal finished floor level or the window(s) shall be fixed shut. Thereafter these windows shall remain as first installed in perpetuity.

Reason: To protect the amenities of neighbouring occupiers (Policy DM3 of the Core Strategy and Development Management Policies 2009).
4) In addition to the existing integral garage accommodation, on site car parking provision for at least two cars to serve the extended dwelling hereby approved shall be constructed and surfaced in a stable and durable manner with arrangements made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway. This provision shall be implemented in accordance with the Council's current car parking and access standards as set out in the Central Bedfordshire Design Guide (2014) unless agreed otherwise in writing with the local planning authority and made available for use before the development hereby permitted is first occupied. Thereafter this area shall be maintained and not be used for any other purpose.

Reason: To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway (Policy DM3 of the Core Strategy and Development Management Policies 2009).
5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, all garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users (Policy DM3 of the Core Strategy and Development Management Policies 2009).
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 222-1/01A; 222-1/01B; 222-1/01C

Reason: To identify the approved plan/s and to avoid doubt.
