Conditions or Reasons for Planning Application - CB/15/00037/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed extension would, taken together with the previous extensions to this property, result in a dwelling extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. The proposal therefore represents inappropriate development, harmful to the Green Belt by definition, and contrary to the advice contained within National Policy in the form of the National Planning Policy Framework (NPPF), policy H13 of the South Bedfordshire Local Plan Review and policy 36 of the emerging Development Strategy for Central Bedfordshire.
2) The design of the proposed first floor side extension fails to provide a level of subservience which results in an unsympathetic design, harmful to the character of the host dwelling. The proposed development would therefore be contrary to the principles of good design set out in the National Planning Policy Framework, Policies BE8 & H8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and the Central Bedfordshire Design Guide.
