Conditions or Reasons:
1) The proposed extension, by reason of its size, bulk, prominent siting and visual impact, would constitute an unacceptably assertive development which would be out of character and harmful to the visual amenity of the streetscene. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Planning Policy Statement 1: 'Delivering Sustainable Development' and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
