Conditions or Reasons for Planning Application - CB/15/00309/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Within 3 months from the date of this decision, a scheme shall be submitted for approval in writing by the Local Planning Authority indicating the design, materials and type of boundary treatment to be erected. Prior to the erection of the agreed boundary treatment, the siting of the boundary treatment shall be pegged out on site and this siting agreed in writing by the Local Planning Authority. The boundary treatment shall be completed in accordance with the approved scheme before the use hereby permitted is commenced and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.

3) Within 3 months of this decision, details of the trees and landscaping to be removed along the western and northern boundaries shall be submitted to and approved in writing by the Local Planning Authority. The planting shall be removed within 1 calendar month from the date of the approval of details and no further planting of trees and shrubs such as to enclose the land shall be carried out thereafter unless previously agreed in writing by the Local Planning Authority.

Reason: To ensure that the remainder of the land is returned to its amenity function without any form of enclosure and to retain a sufficent level of landscaping which would compliment this function. (Policies BE8 & R12 S.B.L.P.R and 40 & 43 D.S.C.B)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002 & CBC/003.

Reason: To identify the approved plan/s and to avoid doubt.
