Conditions or Reasons for Planning Application - CB/15/00402/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, no development shall take place until samples of the materials proposed to be used in the reconstructed wall hereby approved, including bricks, wall and pier cappings/copings and creasing tiles, as appropriate, have been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the wall in the interests of the visual amenities and historical significance of the locality.

3) Notwithstanding the details submitted with the application, no development shall take place until details of the brick bond, mortar mix and mortar jointwork finishing to be used in the replacement boundary wall hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the wall in the interests of the visual amenities and historical significance of the locality.

4) Notwithstanding the details submitted with the application, no development shall take place until drawn detail in elevation and section at an appropriate scale between 1:10 and 1:20 showing the masonry method of the forming of the projecting base plinth, wall capping and projecting piers of the proposed replacement boundary wall hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the wall in the interests of the visual amenities and historical significance of the locality.

5) No development shall take place until a scheme for the planting of a replacement tree within the boundaries of the application site has been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion of the rebuilding of the wall. The tree shall subsequently be maintained for a period of five years and, if it should die or be destroyed during this period, shall be replaced during the next planting season.

Reason: To compensate for the loss of the Ash trees which contribute to the character and appearance of the Tebworth Conservation Area.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, CBC/003, CBC/004.

Reason: To identify the approved plans and to avoid doubt.
