Conditions or Reasons:
1) The proposal constitutes an unacceptable sub-division of an existing residential curtilage where the resultant plot sizes would not be commensurate with those adjoining and where the proposed development, by nature of its form and content, would result in a cramped and confined form of development at odds with the surrounding properties to the detriment of the character and appearance of the area; as such the proposal is contrary to the NPPF (in particular paragraph 53 and Annex 2); Policy DM3 of the Core Strategy and Development Management; Policy 43 of the Emerging Development Strategy for Central Bedfordshire and the revised Central Bedfordshire Design Guide 2014.
