| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works to the dwelling hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building. The alterations to the front wall hereby permitted shall also be carried out in materials to match as closely as possible in colour, type and texture, those of the existing wall.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building and the existing wall in the interests of the visual amenities of the locality. The extensions hereby permitted shall not be occupied until the widened vehicular access, the turning space for vehicles and the car parking layout all as shown on approved drawing Nos. 00314/4A and 00314/5 have been constructed in accordance with the approved details. The turning space and car parking layout shall be retained thereafter.
Reason: To minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy BE8, SBLPR and Policy 43, DSCB) |

The extensions hereby permitted shall not be occupied until details of the construction and surfacing of the on site vehicular access have been submitted to and approved in writing by the Local Planning Authority. These details shall include arrangements for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system. The access shall be constructed and surfaced in a stable and durable manner in accordance with the approved details for a distance of 5m into the site, measured from the highway boundary before the extensions are first occupied.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits . The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 00314/1A, 00314/2A, 00314/3A, 00314/4A, 00314/5, CBC/001.
Reason: To identify the approved plans and to avoid doubt. |
