Conditions or Reasons for Planning Application - CB/15/00509/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The premises shall not be occupied until the parking layout as shown on approved drawing no. 40CCD / SK19 has been constructed. The parking area shall be constructed of porous materials or provision shall be made to direct run-off water from the parking area to a permeable or porous area or surface within the curtilage of the dwellinghouse. The parking area shall be retained thereafter.

Reason: To reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure acceptable parking of vehicles outside highway limits .

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 40CD / SK01B, 40CD / SK02A, 40CD / SK04A, 40CD / SK06A, 40CD / SK07A, 40CD / SK08A, 40CD / SK09C, 40CD / SK10A, 40CD / SK12A, 40CD / SK14A, 40CD / SK15A, 40CD / SK16A, 40CD / SK17, 40CD / SK18, 40CD / SK19.

Reason: To identify the approved plans and to avoid doubt.
