Conditions or Reasons for Planning Application - CB/15/00615/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Unless otherwise agreed in writing, before the commencement of construction of the three, one bedroom units labelled as Unit B on Drwgs. 6028-201 Rev.B and 6028-202 Rev. A, the works to convert the Public House to four, one bedroom apartments shall be completed in accordance with the approved details and the Local Planning Authority notified.

Reason: To safeguard the future of the Listed Building.

3) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full external finishes Schedule including colours expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the setting of the Listed Building and wider Conservation Area.

4) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, drawn constructional detail at a scale between 1:10 and 1:20 as appropriate, and in elevation and section, showing the method of the forming of the following brick detailing for proposed Unit A as indicated on submitted Drwgs. 6028-201 Rev.B and 6028-202 Rev. A, received 8th May 2015, and as hereby approved, shall be submitted to and approved in writing by the Local Planning Authority, and the approved development shall be undertaken thereafter strictly in accordance with the approved details:-

- the dentil brick course eaves detail
- the decorative window arch and arched front door surround detail.

Reason: To safeguard the setting of the Listed Building and wider Conservation Area.

5) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, details of the brick bond, and mortar jointwork finishing to be used in the development hereby approved, including boundary walls to be constructed, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the setting of the Listed Building and wider Conservation Area.

6) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full manufacturers details of all new windows, including rooflights, balustrade glass and all new external doors proposed to be installed in the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the setting of the Listed Building and wider Conservation Area.

7) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full drawn details in elevation and section at a scale between 1:10 and 1:20 as appropriate showing the construction and detailing of all new front boundary walling hereby approved, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the setting of the Listed Building and wider Conservation Area.

8) Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, samples of the external wall materials proposed to be used, including face brick and detail brick, boundary wall brick and cappings, roof slate, rainwater goods and timber wall cladding, shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the setting of the Listed Building and wider Conservation Area.

9) The development hereby permitted shall not be occupied until full details of the cycle store for the parking area shown on Drwg 6028-201 Rev.B have been submitted to and approved by the Local Planning Authority and implemented in accordance with the approved details. The cycle store shall be retained for this purpose thereafter.

Reason: To promote sustainable modes of transport.

10) The development hereby permitted shall not be occupied until the bin storage area is implemented in accordance with the approved details shown on Drwg. 6028-201 Rev.B and the bin storage area shall be retained for this purpose thereafter.

Reason: In the interest of amenity.

11) Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of Unit A, the development hereby approved, drawn section details at a scale between 1:10 and 1:20, as appropriate, clearly demonstrating the relationship of the proposed window and door installations to the external envelope of the building indicated as Unit A on submitted Drwgs. 6028-201 Rev.B and 6028-202 Rev. A, shall be submitted to and approved in writing by the Local Planning Authority. The development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

12) Notwithstanding the provisions of Part 1 Class A, B, C, D or G of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, insertion of windows, roof alterations or any other alterations to the external appearance of the buildings hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the external appearance of the buildings in the interests of the amenities of the area and setting of the Listed Building.

13) Notwithstanding the provisions of Part 1 Class E of Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no buildings or other structures shall be erected or constructed within the curtilages of the properties without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the appearance of the development in the interests of the amenities of the area and setting of the Listed Building.

14) No development shall take place until a written scheme of archaeological investigation; that adopts a staged approach and includes post excavation analysis and publication, has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved archaeological scheme.

Reason: This condition must be approved prior to the development commencing in order to record and advance understanding of the heritage assets with archaeological interest which will be unavoidably affected as a consequence of the development.

15) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 6028-201 Rev B, 6028-202 Rev A, P.03, Ex.03, P.04A, P.06A, P.07, P.08A, P.09, P.10A, Ex.04, Ex.05, P.05A, Ex.06, Ex.07, Ex.08, Ex.09 & Ex.10.

Reason: To identify the approved plans and to avoid doubt.
