Conditions or Reasons for Planning Application - CB/15/00618/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, samples of the external wall materials proposed to be used, including face brick and detail brick, boundary wall brick and cappings, roof slate, rainwater goods and timber wall cladding, shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

3) Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, a full specification of the method and materials proposed to be used in the repair and 'making good', internally and externally, of the listed building to be retained with the alterations hereby approved, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

4) Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, details of the method of fixing within the Listed Building of all new room partitioning hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

5) Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, drawn detail at a scale between 1:10 and 1:20 as appropriate, showing the method of structural support of the chimney stack to be retained following the removal of the chimney breast within proposed Unit 2 as indicated on submitted Drwg. P.05 A, dated July 2013, and as hereby approved, shall be submitted to and approved in writing by the Local Planning Authority, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

6) Notwithstanding the details submitted with the application, and unless otherwise agreed in writing by the Local Planning Authority, all windows in the existing building to be retained shall be repaired and refurbished in a manner appropriate to the Listed Building, and full method details of such repair and refurbishment, clearly referenced to a window- by- window Schedule and including fixing details of any internal secondary glazing, as appropriate, shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of the constructional phase of the development hereby approved, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

7) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full drawn details in elevation and section at a scale between 1:10 and 1:20 as appropriate showing the proposed new front entrance door(s) hereby approved, including jamb detailing and bracketed porch canopy detailing, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

8) Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full drawn details in elevation and section at a scale between 1:10 and 1:20 as appropriate, showing the construction and detailing of all new front boundary walling hereby approved, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To safeguard the character of the Listed Building and wider Conservation Area.

9) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 6028-201 Rev B, 6028-202 Rev A, P.03, Ex.03, P.04A, P.06A, P.07, P.08A, P.09, P.10A, Ex.04, Ex.05, P.05A, Ex.06, Ex.07, Ex.08, Ex.09 & Ex.10.

Reason: To identify the approved plans and to avoid doubt.
