| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policies BE8 & H8, SBLPR and Policy 43, DSCB) |

The proposed new ground floor window in the north elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window which can be opened are more than 1.7m above the floor of the room in which the window is installed. No further windows or other openings shall be formed in the north elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Policies BE8 & H8, SBLPR and Policy 43, DSCB) |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the garage hereby permitted shall be kept permanently available for the parking of motor vehicles.
Reason: To ensure that off-street parking is retained in the interests of highway safety. (Policy T10, SBLPR and Policy 27, DSCB) |

The development shall not be occupied or brought into use until the parking scheme shown on Drawing No. CBC/003 has been completed and the scheme shall thereafter be retained for this purpose. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), the area marked "grass" on Drawing No. CBC/003 at the east of the site shall be retained as soft landscaping in perpetuity and no hard surfacing shall be created in this area.
Reason: To ensure provision for car parking clear of the highway and to protect the mature Oak tree located to the east of the site. (Policies BE8 & T10, SBLPR and Policies 27 & 59, DSCB) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2015/0201/01, 2015/0201/02, 2015/0201/03, CBC/001, CBC/002, CBC/003.
Reason: To identify the approved plans and to avoid doubt. |
