Conditions or Reasons for Planning Application - CB/15/00634/FULL
Conditions or Reasons:
1) The proposed two storey side extension would, because of its size, bulk and siting, appear unduly obtrusive and unacceptably overbearing to the occupiers of Nos. 35 and 36 Tennyson Avenue. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and Design Supplement 7: Householder Alterations and Extensions of the Central Bedfordshire Design Guide.
2) The proposed two storey side extension would, because of its inappropriate hipped roof design, be out of character with the existing dwelling and other similar properties in the street and would thus be harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in the National Planning Policy Framework, Policies BE8 and H8 of the South Bedfordshire Local Plan Review, Policy 43 of the emerging Development Strategy for Central Bedfordshire and Design Supplement 7: Householder Alterations and Extensions of the Central Bedfordshire Design Guide.
