Conditions or Reasons for Planning Application - CB/15/00724/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No works shall take place on the construction of the extensions hereby approved until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted, including roofing slate and ridge piece, face brick and detail brick have been provided on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

3) Notwithstanding the submitted details, no works shall take place on the construction of the extensions hereby approved until a full external finishes Schedule including colours expressed as RAL nos. or demonstrated by colour swatches have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

4) No works shall take place on the construction of the extensions hereby approved until details of new windows, and exterior doors proposed to be installed as part of the development hereby approved, including opening configurations have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

5) No works shall take place on the construction of the extensions hereby approved until details of making good to the fabric of the existing building (interior and exterior) required as a result of the implementation of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

6) No works shall take place on the construction of the extensions hereby approved until sample panels of brickwork, demonstrating
brick bond and the use of dark header bricks to form a pattern, mortar matching and jointwork finish proposed to be used for the remodelled main building as hereby approved
brick bond, mortar mix and jointwork finish for the new projecting rear extension as hereby approved
have been constructed on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

7) No works shall take place on the construction of the extensions hereby approved until drawn details at a scale between 1:10 and 1:20 as appropriate clearly demonstrating the following:

section details showing the relationship of the. proposed window and door installations to the external building envelope
elevation and section details showing
the method of forming of the brick arch window heads proposed to be installed
the width and configuration of the oversailing courses of the new chimney stack proposed to be installed
the new frontage porch canopy proposed to be installed
have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

8) The mortar to be used in the replacement and new structures hereby approved shall be lime-based and shall match as closely as possible the historic lime mortar of the existing building in appearance and finish.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and the historical significance of the building.

9) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2932.14.1 and 2932.14.3 Rev A.

Reason: To identify the approved plans and to avoid doubt.
